Design Solution

The Owner, Architect and Builder teamed up to explore alternative procurement methods, materials and technologies for Leggat McCall Properties’ own 10,000 square foot office space on the 13th floor of 10 Post Office Square in Boston. The design concept, “Building Blocks,” is a tribute to the client’s business in the construction industry and draws from three materials most commonly used in construction – wood, metal and concrete. These building blocks are expressed in the enclosure for the conference rooms which are accessible from the central lobby space.
Green technologies and materials include:

• Raised access flooring with under floor HVAC distribution.
• Under floor plug ‘n’ play power and data distribution.
• Wireless, batteryless radio frequency switching for lighting controls.
• Daylight harvesting.
• FSC-certified wood.
• Compressed wheat straw wall panels.
• Regionally manufactured and assembled products.
• Re-used and recycled products.

Solutions for reducing inefficiencies and achieving the 15 day schedule included:

• An integrated team approach.
• Careful, upfront planning.
• Early procurement of materials.
• Timely decision-making.
